My name is Stephi Villanueva and I have recently passed my Senior Right of Way Agent Certification. I have also accepted the Professional Development-First Year Chair on the Executive Board.  I hold a Certified General Real Estate Appraiser license. 

Upon receiving my Bachelor of Science degree from Southern Oregon State College, my first “real” job was at a real estate appraisal firm in Medford, Oregon. 

To fast-forward a few years (I’m not saying how many), I ended up in Temecula working for Bob Perdue.  This is where I was introduced to right-of-way.  Bob suggested that I attend these monthly IRWA luncheons (at the time held in San Bernardino) and to start taking IRWA classes.  I worked on a number of projects where I needed the course materials as a reference guide.

In 2001, I transitioned to the public sector.  I was a Real Property Agent for the County of San Bernardino for three years.  Before I left, my appraisal assignment took me to different parts of the County that I had never heard of (El Mirage and Big River, yes, they are in the Thomas Guide).

Currently, I am a Real Property Agent for the County of Riverside.  I work on the Acquisition side of the house.  Most of my time is spent contracting and reviewing appraisal reports.  I actually presented my first offer to a property owner which was more nerve-wracking than I thought it would be.

The common thread in each of my jobs has been IRWA.  I have learned so much from the classes and have met a great many people through this organization. 

On a personal note, right now you can find me watching Laker games.  When basketball season is over, I watch my nieces at their sporting events, plan for my next trip, read all kinds of books, sign-up for classes to keep up my appraisal license and for my SR/WA designation, and care for and enjoy time at my home.

As your Professional Development-First Year chair, my hope is to provide the help you need to achieve your professional career goal(s).
